We sat down with Place’s Andy Guo to chat about how he’s getting vendors and landlords excited about the opportunities virtual tours can provide.

LH: Why did you decide to add virtual tours to your marketing activity?

AG: Virtual tours are my secret weapon to attract more buyers and renters, and to close deals a lot faster. Adding a virtual tour to my listings means I can open up properties to a much wider range of people, including those living interstate and overseas, but also to locals who just can’t make an inspection.

LH: What made you choose Little Hinges?

LH: How have your results changed since adding virtual tours?

AG: We are definitely generating more interest from local, interstate and international buyers. This interest leads to more offers and ultimately leads to banking more for our vendors because we usually end up with multiple offers. The sale price for my listings with 3D virtual tours is always above average, often setting a street record price at the time of the sale.

LH: What do you say to vendors to get them excited about adding virtual tours to their marketing mix?

AG: I let them know about the record performance my listings with virtual tours have been generating. I also talk to how I’m able to attract more buyers, and the analytics I’m able to leverage including buyer source, location and behaviour analysis. Vendors really respond to the insight that digital virtual open homes open up a property 24×7 for potential buyers who are unable to attend a physical inspection and allow emotionally invested buyers and renters to revisit the property as many times as they like. Buyers and renters love being able to measure the property and review the key features.

LH: What has been the feedback from vendors since adding virtual tours to your marketing mix?

AG: Vendors absolutely love this innovative tool and are impressed by the value digital inspections have offered them. They love that there are more opportunities for selling big. From a rental perspective, it’s helped reduce how often we need to disturb tenants living in the property.
